How AI Tenant Screening Works (Step by Step)

A walkthrough of AI-powered tenant screening — from sharing a link to receiving a decision-ready verification report in under an hour.

By Tenant Radar

AI tenant screening sounds opaque — black box in, verdict out. Here's exactly how Tenant Radar works, step by step, so you know what happens between "send link" and "get report."

Step 1: Create a screening link

You generate a secure, single-use link from your Tenant Radar dashboard. Send it to your applicant by email, SMS, or your preferred channel. The link opens an encrypted intake form — no app download required.

Step 2: Applicant submits documents

Your applicant provides:

  • Government-issued ID
  • Employment details and contact information
  • Bank statements (typically 2–3 months)
  • Social profile references (optional but recommended)
  • Rental history and references

Everything submits through encrypted channels. Data is encrypted at rest and access-scoped to your account.

Step 3: AI agent begins verification

Once submission is complete, our AI underwriting agent activates. Unlike a human reviewer working through a checklist, the agent:

  • Extracts structured data from unstructured documents (PDF pay stubs, bank statements)
  • Validates employment against authoritative sources
  • Analyzes bank patterns — income consistency, obligations, NSF events
  • Cross-references identity across all submitted documents
  • Reviews social footprint for identity matches and public red flags
  • Flags inconsistencies between any signals

Each verification runs in parallel, not sequentially — which is why turnaround is hours, not days.

Step 4: Cross-referencing and synthesis

Individual signals are useful. Cross-referenced signals are decisive. The agent checks:

  • Do bank deposits match stated income and pay stubs?
  • Does employment tenure match the application narrative?
  • Does the ID match social profile identity markers?
  • Are there unexplained gaps or contradictions?

The output isn't 12 separate pass/fail results — it's a synthesized assessment with reasoning.

Step 5: Report delivery

You receive a decision-ready report containing:

  • Overall recommendation (approve, review, deny)
  • Signal-by-signal breakdown with evidence
  • Income analysis and rent-to-income ratio
  • Identified red flags and inconsistencies
  • Documentation suitable for audit and fair-housing defense

Most reports deliver within an hour. Edge cases requiring human review typically resolve within 24 hours.

What AI doesn't do

  • Make the final leasing decision (you do)
  • Guarantee a tenant will pay rent (nothing can)
  • Replace your compliance obligations (FCRA, fair housing — still yours)

AI handles the verification grunt work so you focus on judgment.
